What to ask about outdoor sauna insurance
Ask your insurer about the specific sauna, property and installation before assuming it is covered. The useful outcome is a written answer tied to your policy—not a general statement that outdoor structures or household belongings are insured.

Describe the proposed installation accurately
Send the insurer the cabin model, purchase value, location on the property, proposed base and how it will be installed. Explain whether the property is your usual residence, a holiday home or used by paying guests. Include the stages before completion if the sauna will arrive during building work. Ask what further information it needs to classify the item.
ASIC’s Moneysmart guidance recommends checking how the insurer defines “home” or “building”, and checking what is and is not covered. Its general examples do not establish the classification of a sauna under your policy. Ask the insurer to identify the relevant definition and any special condition in writing. [1]
Use a stage-by-stage question sheet
Create rows for supplier delivery, unloading, movement through the property, storage, assembly and normal installed use. Beside each, ask who is responsible for insurance, when cover begins or ends, and which policy wording applies. A delivery arrangement and a household policy may answer different parts of the journey; do not assume there is continuous cover between them.
Add a separate row for a future move. Ask about dismantling, transport and reinstallation if relocation is part of your plan. Record actual answers rather than ticking “insured” after a general conversation. Keep the carrier’s or installer’s response separate from the home insurer’s confirmation.
Ask about events, exclusions and limits
For the installed sauna, ask about fire, storm, theft, accidental damage and electrical damage using the insurer’s own terminology. Ask about excesses, sublimits, maintenance-related exclusions and any requirements when the home is unoccupied. These are questions to resolve, not a claim that each event is covered or excluded.
Moneysmart says to check the product disclosure statement for exclusions, and to compare limits, special conditions and legal liability cover as well as premium and excess. Ask whether adding the sauna changes the sum insured or requires another policy action. A quotation for the sauna is not necessarily the insurer’s valuation of the complete reinstatement work. [1]
Do not confuse warranty with insurance
A product warranty and an insurance policy are different documents answering different questions. For example, Swell’s published warranty exclusions include power surges, weather events and unauthorised modifications. That does not tell you whether your insurer covers any of those events. Read the actual applicable purchase terms and policy rather than expecting one document to fill every gap in the other. [2]
In a hypothetical project, the insurer confirms the completed sauna is included but has not answered what happens while its components sit in storage before assembly. Leave the storage row unanswered and resolve it before delivery. Confirmation about the finished installation should not silently be stretched across a different stage.
Keep the answer with the policy
Save the policy version, schedule, correspondence, photographs and insurer’s reference number together. Ask for an updated schedule or endorsement if the insurer says one is needed. Review the answer if the location, installation method or property use changes. This is a question framework, not personal insurance advice or confirmation that any policy covers a sauna.
